Sell Your Farm or Land in Culpeper County
Culpeper pairs real working farmland with a targeted, by-right Technology Zone for data centers. Here is how the county's land market and rules actually work.

What Culpeper County land is like
Culpeper is rolling Piedmont farmland bounded by two rivers, the Rappahannock to the north and east, the Rapidan cutting through the county's south, with Route 29 and Route 522 forming the main corridors through it. The land supports a genuine working-farm economy: cattle, hay, and row crops across communities like Brandy Station, Stevensburg, and Rixeyville, where large tracts and functioning agricultural operations are still the norm rather than the exception.
That working-farm character, combined with land prices well below Fauquier or Loudoun, has made Culpeper one of the more accessible entry points into Virginia farmland ownership, while still sitting close enough to the data-center corridor to be directly affected by it. The county seat itself sits at the crossing of Route 15, Route 29, and Route 522, giving the surrounding farm communities a genuine town center rather than sprawl, and giving the county's rural land a level of infrastructure and services that some more remote farm counties don't have.
That town center is covered in detail on our selling a farm near Culpeper page.

What sells and who buys
Culpeper land has sold at a median of roughly $39,000 per acre across about 111 recorded land sales, and recent farm sales have ranged from $1.15 million to $1.3 million for properties between 67 and 171 acres. Those numbers put Culpeper at a meaningfully lower price point than Fauquier or Loudoun for comparable acreage, which draws buyers who want a genuine working farm or larger tract without hunt-country or estate-market pricing.
Buyers here skew toward working farmers, cattle operations, and buyers looking for a larger footprint at a lower entry cost than the counties closer to D.C., along with a growing number of parties interested in the county's Technology Zone for its by-right data-center potential. See current Culpeper land value context for how that compares to ordinary farm sales. Some of our active buyers seeking Virginia farms and land are specifically watching this corridor.

The data-center picture in Culpeper
Culpeper has taken a more permissive approach than Fauquier, Loudoun, or Prince William, but a targeted one. Inside the county's roughly 690-acre Technology Zone, data centers are a by-right use, the zone already hosts facilities including CloudHQ, Copper Ridge, EdgeCore, DataBank, and Peterson. Outside that zone, a conditional use permit is now required, which gives the county case-by-case control over the rest of its land base rather than the blanket by-right approach the Technology Zone allows. Landowners near the zone who are approached about a lease or option should understand how these agreements typically work before signing, see what a data-center offer on your farm actually means.
Data-center growth has also produced pushback on infrastructure, not just siting. In April 2026, the Board of Supervisors voted 6–1 to oppose the Valley Link 765kV transmission line and its planned substation near Richardsville, a reminder that the data-center build-out affects land and communities beyond the parcels actually hosting a facility, through the transmission infrastructure needed to power them.

Land-use taxation and zoning notes
Culpeper follows Virginia's standard land-use assessment rollback rule: recapture of the five most recently completed tax years of deferred tax, plus interest, if enrolled land changes to a non-qualifying use. Selling to a buyer who keeps the land in a qualifying agricultural use generally does not trigger rollback on its own. See how rollback taxes work in Virginia for the full explanation, including how this differs from Fauquier's sliding-scale rule if you own land in both counties.
For a parcel near or inside the Technology Zone, zoning status is worth confirming directly with the county before assuming by-right data-center potential, the zone's boundary, not the county line, is what determines whether that use applies.
Selling land or a farm in Culpeper
Location relative to the Technology Zone is the single biggest driver of how a Culpeper property should be marketed. A parcel inside or adjacent to the zone carries a fundamentally different value story than a working farm elsewhere in the county, and that distinction should shape pricing and buyer outreach from the start rather than being treated as a bonus if it comes up.
For farms enrolled in land-use assessment, confirming rollback exposure before listing avoids an unwelcome surprise at closing, and for raw land without an existing home, current perc and well information makes a real difference to a serious buyer. See perc tests and wells in Virginia for what's worth confirming before you list.

Buying land or a farm in Culpeper
Culpeper offers genuine working-farm acreage at a lower price point than the counties closer to Washington, with real agricultural infrastructure still intact across the county. Buyers specifically interested in the data-center angle should understand the difference between the Technology Zone's by-right status and the conditional-use-permit process required everywhere else in the county, proximity to the zone is not the same thing as being inside it.
For a buyer weighing Culpeper against Fauquier or Loudoun, the trade-off is generally acreage and price against proximity to D.C. Culpeper puts more land within reach for the same budget, at the cost of a longer commute for anyone still working in the metro area, which is part of why it tends to draw buyers focused on the farm itself rather than a hybrid work-and-commute lifestyle. Buyers who already own or have farmed in Fauquier or Loudoun sometimes look to Culpeper specifically to add acreage at a lower cost per acre.

Questions we hear
What does farmland cost in Culpeper County?
Land has sold at a median of roughly $39,000 per acre across about 111 recorded sales, with recent farm sales ranging from $1.15 million to $1.3 million for properties between 67 and 171 acres, generally a lower price point than Fauquier or Loudoun.
Are data centers allowed anywhere in Culpeper County?
Yes, by-right inside the county's roughly 690-acre Technology Zone, which already includes facilities like CloudHQ, Copper Ridge, EdgeCore, DataBank, and Peterson. Outside that zone, a conditional use permit is required.
What is the Valley Link transmission line?
It's a proposed 765kV transmission line with a planned substation near Richardsville, tied to regional data-center power needs. Culpeper's Board of Supervisors voted 6–1 in April 2026 to oppose it.
Will I owe rollback taxes if I sell my Culpeper farm?
Only if the sale involves a change to a non-qualifying use. Culpeper follows Virginia's standard rollback rule, five years of deferred tax plus interest, rather than Fauquier's longer sliding-scale lookback.
Is land inside Culpeper's Technology Zone worth more than land outside it?
Land with genuine by-right data-center potential inside the Technology Zone is generally priced very differently from ordinary farmland elsewhere in the county, though the exact premium depends on the specific parcel, power access, and developer interest at the time.
